Do I need to pay LMI again when refinancing?

Possibly, but not always.

If your new loan is above 80% of the property value, LMI may apply again unless you qualify for a waiver or exemption. If your property value has increased or your loan balance has reduced, you may be able to refinance without paying LMI.

Can you help negotiate a better rate with my current lender?

Yes. In many cases, the first step is to see whether your current lender will offer a better rate.

If they are not competitive, we can compare refinance options and show whether moving lenders may be worthwhile.

What costs are involved in refinancing?

Refinancing costs can include discharge fees, government registration fees, new lender fees, valuation fees, annual package fees and possible break costs if you are leaving a fixed rate early.

The key is comparing the costs against the potential savings and benefits.

How often should I review my home loan?

Even without a specific trigger, it’s worth reviewing your home loan at least once a year as routine maintenance — rates, your circumstances and lender policies all shift over time, and a loan that suited you a year or two ago may no longer be the best fit.

This is separate to refinancing prompted by a specific event (see above) — think of it as a regular check-up rather than a reaction to something changing.

How much could I save by refinancing?

The saving depends on your current interest rate, loan balance, remaining term, new rate, fees and whether the loan term changes.

A proper comparison should look at both the repayment difference, costs to move and the total interest cost over the life of the loan, not just the headline rate.

How does refinancing work?

Refinancing means replacing your current home loan with a new loan.

This could be with your existing lender or a different lender. If you move lenders, the new lender pays out the old loan and your repayments continue under the new loan setup.

When should I consider refinancing my home loan?

Refinancing is usually prompted by a specific trigger — your interest rate is no longer competitive, your fixed rate is ending soon, you want better loan features, your property value has changed, you want to consolidate debt, or your current lender no longer suits your needs.

If one of these applies to you right now, it’s worth a conversation to see whether refinancing (or simply renegotiating with your current lender) makes sense.

Can I consolidate debts into my home loan?

In some cases, yes.

Debt consolidation can reduce monthly repayments by rolling debts such as personal loans, car loans or credit cards into your home loan. However, it can also stretch short-term debt over a longer period, so it needs to be considered carefully.

How does buying out a partner’s share of a home loan work?

Buying out a partner’s share generally means refinancing the loan into your name alone, at a value that reflects their share of the equity being paid out.

This usually requires a formal valuation, updated loan application assessed on your income alone, and legal documentation confirming the transfer of title — often a Transfer of Land and, where relevant, a Family Court or Federal Circuit and Family Court order. Some lenders also offer exemptions from Lenders Mortgage Insurance in these situations even above 80% lending, provided the transaction meets their criteria. We can talk you through what’s needed and coordinate with your solicitor along the way.

Can you help with a home loan after separation or divorce?

Yes — this is an area we work in regularly. Separation often means reassessing your borrowing capacity as a single income, working out whether to refinance, sell, or buy out a partner’s share, and doing it within the timeframes set by a property or consent order.

Every situation is different, so we take the time to understand where things are at, what’s been agreed (or is still being worked through with your lawyer), and which lenders have policies that fit — including how they treat things like spousal maintenance, child support or a settlement still in progress.
