The Complete First Home Buyer Guide for Geelong in 2026

Buying your first home in Geelong can feel like studying for an exam nobody handed you the textbook for. Grants, schemes, deposits, stamp duty, pre-approval, building inspections, honestly it’s a lot to hold in your head at once, especially while you’re also trying to hold down a job and, for a lot of the people I talk to, a family too. So let me walk you through the whole journey in order, from working out your deposit through to the day you get the keys, with the current 2026 government schemes explained in plain English.

Step 1: Understand Your Deposit Options

The traditional expectation is a 20% deposit, which avoids Lenders Mortgage Insurance (LMI), an extra cost that applies when you’re borrowing a larger share of the property’s value. But 20% isn’t the only door in. Government schemes, I’ll get to these below, can bring that down to as little as 5% in the right circumstances.

To put it in perspective, on a $600,000 property: a 20% deposit is $120,000, a 10% deposit is $60,000, and a 5% deposit under the right scheme is $30,000. Beyond the deposit itself, budget for the extras that catch a lot of first-time buyers off guard: stamp duty (unless you qualify for an exemption, more on that below), conveyancing at roughly $800 to $2,000, a building and pest inspection at roughly $400 to $700, and mortgage registration fees.

Government Schemes Available to Geelong First Home Buyers in 2026

This is the section worth reading twice, honestly, because the rules changed significantly in October 2025, and a lot of what’s floating around online is now out of date.

First Home Owner Grant Victoria, $10,000

The Victorian First Home Owner Grant provides $10,000 cash payment at settlement to eligible first home buyers purchasing or building a new home valued at $750,000 or less. It applies to new builds only, not established properties, and you’ll generally need to live in the property for at least twelve continuous months.

I can also help you work out how the grant fits alongside your first home buyer loan options.

Australian Government 5% Deposit Scheme

his is where the biggest change has happened. The federal government’s Home Guarantee Scheme lets eligible first home buyers purchase with just a 5% deposit while the government guarantees a portion of the loan, meaning you skip LMI entirely. On a decent-sized loan, that alone can save tens of thousands of dollars.

Until 1 October 2025, this scheme came with income caps ($125,000 for singles, $200,000 for couples) and a separate, lower price cap for regional buyers under something called the Regional First Home Buyer Guarantee. As of 1 October 2025, the government scrapped both of those complications. There’s no income cap at all now, and the regional guarantee was folded into a single First Home Guarantee available to everyone, everywhere. For Geelong specifically, the property price cap under the scheme sits at $950,000, up substantially from the previous regional cap. There’s also no annual limit on how many places are available anymore, so it’s not a race against a yearly quota the way it used to be, and I checked this again as recently as September 2026, still current.

Practically, this means a much wider range of Geelong buyers, including dual-income households who would previously have been locked out by the old income test, can now access a 5% deposit purchase without LMI. It’s genuinely one of the biggest shifts in first home buyer policy in years, and it’s worth checking your eligibility properly rather than assuming you don’t qualify based on old information you might have read a year or two ago.

First Home Buyer Stamp Duty Exemption – Victoria

Victoria continues to offer a full stamp duty exemption on homes valued at $600,000 or less for first home buyers, with a tapered concession applying between $600,001 and $750,000, gradually increasing as the price climbs. On a $580,000 purchase, this exemption alone can be worth more than $30,000. This applies to both new and established properties, unlike the FHOG, which is new-builds only.

Understanding Your Borrowing Capacity

Before any of the schemes above matter, you need a realistic sense of what you can actually borrow. Your capacity depends on your income, expenses, existing debts, and deposit, and the same applicant can be assessed quite differently by two different lenders. The borrowing capacity calculator is a fine starting point, but it won’t reflect your actual documents or which lender’s policy suits your specific situation best. That’s a conversation worth having directly with me before you start attending open homes. That’s why it’s worth discussing your actual numbers with a Geelong mortgage broker before you start making offers.

The Five Stages of Buying Your First Geelong Home

Stage 1: Get Your Finances Ready

Check your credit score (free through providers like Equifax or CreditSavvy), pay down credit cards you don’t use, and build three to six months of clean, visible savings history.

Stage 2: Book a Free Call With Paddy

I’ll confirm which schemes you qualify for under the current 2026 settings, your realistic borrowing capacity, and a genuine price range to work with. No paperwork needed for this first conversation.

Stage 3: Get Pre-Approved

Once I’ve got your documents, pre-approval typically comes back within three to five business days. With pre-approval in hand, you can make offers with real confidence instead of crossed fingers.

Stage 4: Find Your Property

Search within your confirmed budget. Depending on your budget and lifestyle, first home buyers often search across areas such as Armstrong Creek, Mount Duneed and the wider Geelong region. Get a building and pest inspection done before you go unconditional on any contract.

Stage 5: Formal Approval and Settlement

Once you’ve signed a contract, I convert your pre-approval into formal approval, typically five to fifteen business days. Settlement day is when the keys land in your hand.

Buying Your First Home on a Single Income in Geelong

It’s more achievable now than it’s been in years. With the income cap removed from the First Home Guarantee as of October 2025, single applicants at any income level can now be assessed for the 5% deposit, no-LMI pathway, provided they meet the other eligibility rules. Combined with Geelong’s price points, which remain genuinely more accessible than a lot of Melbourne suburbs, single-income buyers have real, workable options here. The main variable is borrowing capacity on one income rather than two, which is exactly the kind of thing worth confirming directly with a broker rather than guessing from a generic calculator.

Common First Home Buyer Mistakes to Avoid

Applying to multiple lenders at once is a common one. Each application creates a credit enquiry, and a cluster of enquiries in a short period can work against you. It’s better to identify the right lender first, then apply once.

Skipping pre-approval before you start looking is another. Falling in love with a property you genuinely can’t finance is a rough way to learn your actual budget. And don’t forget the costs beyond the deposit: stamp duty where it applies, conveyancing, inspections, and moving costs all add up and are easy to underestimate when you’re focused on the headline deposit figure.

Frequently Asked Questions

Does the Australian Government 5% Deposit Scheme Have an Income Cap?

No. The Australian Government 5% Deposit Scheme currently has no income caps. However, applicants still need to meet the Scheme’s eligibility requirements and the participating lender’s lending criteria.

It’s worth confirming your eligibility directly, since first home buyer applicants must generally be buying their first home or not have owned a home or land in Australia during the previous 10 years.

What Happened to the Regional First Home Buyer Guarantee?

The Regional First Home Buyer Guarantee closed to new applicants when the program changed on 1 October 2025. Eligible regional buyers now apply through the Australian Government 5% Deposit Scheme instead. Geelong is treated as a Victorian regional centre for the purposes of the Scheme’s price caps and currently has a $950,000 cap.

Can I use the First Home Owner Grant and the stamp duty exemption together?

In many cases, yes, provided you meet the eligibility criteria for each individually. They’re separate schemes with their own rules, so it’s worth having your specific situation checked rather than assuming eligibility for one guarantees the other.
